fa تحلیل فضایی مسکن پایدار (نمونه موردی: منطقه 1 شهر تهران) جغرافیای و برنامه ریزی شهری شهری Geography and Urban Planning پژوهشي Research <span style="font-size:12pt"><span style="background:white"><span style="text-justify:inter-ideograph"><span style="direction:rtl"><span style="unicode-bidi:embed"><span new="" roman="" style="font-family:" times=""><span lang="AR-SA" style="font-size:11.0pt"><span b="" mitra="" style="font-family:">مسکن صرفا ساختن واحدهای مسکونی نیست، بلکه ایجاد یک محیط زندگی با برنامه ریزی مناسب است در این محیط، حفاظت از طبیعت، دوام اقتصادی و رفاه اجتماعی از مهمترین اصول مسکن پایدار می باشند.</span></span> <span lang="AR-SA" style="font-size:11.0pt"><span b="" mitra="" style="font-family:">این بدان معناست که دستیابی به مسکن پایدار صرفا تامین نیازهای اساسی نیست، بلکه مستلزم بهبود زندگی و ارتقاء کیفیت زندگی شهروندان در ابعاد اقتصادی، اجتماعی، کالبدی و زیست محیطی می باشد</span></span><span dir="LTR" style="font-size:11.0pt">.</span><span lang="AR-SA" style="font-size:11.0pt"><span b="" mitra="" style="font-family:"> در همین راستا هدف پژوهش حاضر ارزیابی و تحلیل فضایی وضعیت مسکن پایدار در منطقه 1 شهر تهران می باشد. روش تحقیق پیمایشی(توصیفی-تحلیلی) است و در جمع آوری داده ها و اطلاعات از روش کتابخانه ای و میدانی استفاده شده است</span></span><span dir="LTR" style="font-size:11.0pt">.</span><span style="font-size:11.0pt"><span b="" mitra="" style="font-family:"> در این پژوهش، مسکن پایدار در قالب سه بُعد اجتماعی، زیست محیطی و کالبدی در قالب </span></span><span dir="LTR" style="font-size:11.0pt">31</span><span lang="AR-SA" style="font-size:11.0pt"><span b="" mitra="" style="font-family:"> شاخص ارزیابی شده است. وزن دهی شاخص های پژوهش با استفاده از روش</span></span> <span lang="AR-SA" style="font-size:11.0pt"><span b="" mitra="" style="font-family:">منطق فازی</span></span> <span lang="AR-SA" style="font-size:11.0pt"><span b="" mitra="" style="font-family:">انجام شده است. برای نمایش و تحلیل فضایی مسکن پایدار در سطح منطقه از مدل ویکور فازی در نرم افزار </span></span><span dir="LTR" style="font-size:11.0pt">ARC GIS</span><span style="font-size:11.0pt"><span b="" mitra="" style="font-family:"> استفاده شده است. نتایج پژوهش نشان داد؛ بین پایداری اجتماعی، زیست محیطی و کالبدی تفاوت معنی داری وجود دارد، طوری که این منطقه از لحاظ کالبدی (74 درصد مساحت) در وضعیت کاملا پایدار قرار دارد، اما از لحاظ اجتماعی(26.6 درصد) و زیست محیطی(25.3 درصد) تقریبا در یک سطح قرار گرفته است. در انتها با همپوشانی لایه های مربوط به سه بعد اجتماعی، زیست محیطی و کالبدی وضعیت مسکن پایدار به صورت کلی مورد سنجش و ارزیابی قرار گرفت. نتایج این همپوشانی نشان داد که بیش از 65 درصد مساحت این منطقه از لحاظ مسکن پایدار در وضعیت پایدار و کاملا پایداری قرار دارند که این امر نشان می دهد که منطقه 1 از لحاظ مسکن پایدار در وضعیت تقریبا مناسبی قرار دارد.</span></span></span></span></span></span></span></span><br> &nbsp; Housing is not just building residential units, but creating a living environment with proper planning. In this environment, nature protection, economic sustainability and social welfare are the most important principles of sustainable housing. This means that achieving sustainable housing is not only about meeting basic needs, but also requires improving life and improving the quality of life of citizens in economic, social, physical and environmental dimensions. In this regard, the aim of the current research is to evaluate and spatially analyze the situation of sustainable housing in District 1 of Tehran. The research method is survey (descriptive-analytical) and library and field methods were used to collect data and information. In this research, sustainable housing has been evaluated in the form of three social, environmental and physical dimensions in the form of 31 indicators. The weighting of research indicators has been done using the fuzzy logic method. Fuzzy Vicor model has been used in ARC GIS software to display and spatially analyze sustainable housing at the regional level. The research results showed; There is a significant difference between social, environmental and physical sustainability, so that this area is in a completely stable condition physically (74% of the area), but socially (26.6%) and environmentally (25.3%) are almost in A level is placed. At the end, by overlapping the layers related to the three social, environmental and physical dimensions, the state of sustainable housing was assessed and evaluated in general.
